Two years ago, Dr. Scott Morledge-Hampton began planning a remodel of the lower level of the College Park Professional Building in Billings for an ambulatory surgical center for his ophthalmologic practice. The initial building presented many challenges and during the discovery phase an opportunity arose to purchase the entire building. This led Dr. Morledge-Hampton to investigate the possibility of developing the property into a medical campus with five individual buildings housing varied medical services.
With High Tech Construction as Construction Manager, Dr. Morledge-Hampton’s new building will be the first constructed on the southwest corner of the property located at 17th Street West and Poly Drive. The existing structure will remain in use until new space is ready for occupancy by the current tenants. The goal is to have the northwest corner developed as well before the existing structure needs to be torn down.
Following demolition, buildings three and four could begin development. Billings Plastic Surgery Center is also under construction on its own property and will be located on the southeast corner of the campus. High Tech is also construction manager for this structure.
The architectural/engineering firm , CTA Architects has been involved from the project’s inception and has provided mechanical, electrical, and structural engineering services as well as interior design. In addition, Marasco and Associates provided programming and schematic design for Dr. Morledge-Hampton’s professional building. Lane Basso of Stratus Consulting is cultivating potential building owners for the additional structures.
The 11,347 sq. ft. building will house 6,024 sq. ft. on the main floor, 4,120 sq. ft. on the second level and the 1,203 sq. ft. in the basement for mechanical/electrical and storage. The main level will consist of eight exam rooms, three testing rooms, one exam/procedure room, waiting room, reception, vestibule, conference/break room, and managerial/business offices. The second floor will house an operating room, three recovery beds, one prep bed, reception/business office and a laser consult area. Dr. Morledge-Hampton and potentially two additional physicians will provide services from this ambulatory surgical center facility.
Construction slated to begin in May 2009 with a target of March 2010 for occupancy.
