During the Small Business Administration’s FY2017, the one-time SBA guarantee fee will remain at zero and the ongoing SBA guarantee fee for regular 504 loans has been reduced from .914% to .0697%. On 504 Debt Refinance loans the onetime SBA guarantee fee is also zero with the ongoing SBA guarantee fee at .731%.
Each year SBA reviews the one-time guaranty fee and ongoing guaranty fee, which are payable to SBA by borrowers, to determine if they need to be adjusted to cover the estimated subsidy costs of the 504 loan program.
The one-time guaranty fee is financed in the SBA 504 loan and is currently zero.
The ongoing guaranty fee is included in the monthly payment. This is one of three servicing fees that are included in the monthly payment. These fees are adjusted at 5-year intervals based on the outstanding principal balance of the loan, thus the monthly payment reduces every 5 years.
